Tenant screening a reasonable checklist:
Government ID + permanent address proof
Income proof (salary slips / ITR), proportionate to rent
CIBIL / credit check via a background-verification service, if you wish
Prior-landlord reference where possible
Police tenant-verification, as required locally
Good practice:
Use a written rental agreement (11-month standard); define deposit, notice period and maintenance liability.
Keep expectations owner-set for now community-wide rental rules should wait for a formal association vote, not individual opinion.
